Skip Rock is the ownership platform behind a set of operating businesses and commercial real estate holdings across Northern Colorado and Wyoming.

Each entity runs in its own lane with its own discipline. What connects them is a consistent ownership standard: long term thinking, measured decisions, and steady execution.

We’re drawn to situations where long term ownership can bring clarity and unlock performance. That shows up in commercial real estate with untapped potential, private companies at points of transition, and service businesses where trust and process compound year after year.

We start by understanding what exists before deciding what should change. From there, we focus on fundamentals, alignment between operators and ownership, and consistent execution quarter after quarter.

The goal is not speed. It is durability.

Thesis

Where We're Focused

Skip Rock invests along two connected paths.

The first is commercial real estate. We own and reposition small to mid sized commercial properties along the Front Range, focused on underutilized assets where thoughtful ownership can unlock lasting value for tenants, communities, and long term returns. Noble Venture is the platform behind this work.

The second is service businesses that sit close to the property and the homeowner: HOA management, home services, and the kinds of companies people rely on to care for what they own. These are local, relationship driven businesses where long term ownership and operational discipline matter more than financial engineering. Kellison, recently named to the 2025 BizWest Mercury 100, is the clearest expression of that thesis today.

CRITERIA

What We Look For

Geography: Northern Colorado and Wyoming, primarily along the Front Range.

Commercial Real Estate: Small to mid sized commercial properties with repositioning potential. Mismanagement, deferred capital, or ownership transitions are often what creates the opportunity.

Private Companies: Established operating businesses with durable revenue and local relevance. We’re particularly active in home services, HOA management, and adjacent categories where recurring relationships and process define the business. We pursue majority and control positions.

Noble Venture is a regional real estate investment firm focused on small to mid sized commercial properties. The mission is to transform real estate to its highest and most beneficial use, balancing strong returns with meaningful improvements to the communities each property sits in. Every acquisition is underwritten with an ownership horizon, not a transaction horizon.

Kellison

Kellison has been Northern Colorado’s specialist in HOA and Metro District management since 2001. The firm operates exclusively in association management, serving boards and homeowners across Fort Collins, Loveland, Greeley, Windsor, Wellington, and surrounding communities. Named to the 2025 BizWest Mercury 100 list of the region’s fastest growing private companies, Kellison balances rapid growth with the hands on, personal service that defined the firm from day one. It is the clearest expression of Skip Rock’s thesis: a local, trust driven service business where discipline and consistency build lasting value.

Case Study, Exited

Gus' Commissary

Gus’ Commissary is a 3,800 square foot commercial kitchen in Loveland that serves the craft food entrepreneurs who fuel Northern Colorado’s food scene. Skip Rock acquired the facility during a period of operational strain, stabilized the business, and protected continuity for the BBQ operators, bakers, caterers, and food truck owners who depended on it to run their businesses. We then transitioned ownership to a catering operator with the expertise and alignment to take the facility into its next chapter. A clean exit that served the business, the tenants, and the buyer.
